A highrise condominium project is being proposed for the southeast corner of Gilmore Avenue and Halifax Street.
The property, at 1846, 1876 and 1904 Gilmore Ave., is currently occupied by an autobody shop, a car rental business and a butcher shop. The site is designated for highrise residential uses under Burnaby city hall's Brentwood Town Centre Development Plan.
According to a city staff report, industrial properties to the north are currently undergoing the rezoning process for highrise multi-family development, and a newer highrise housing project built in 2005 is located to the east.
Chris Dikeakos Architects Inc. is seeking a rezoning under the "s" category, which would allow higher than usual density in exchange for significant community benefits, sustainable development, and high quality design, to allow for a residential tower with a low-rise residential component fronting onto Gilmore.
The site is considered suitable for the "s" category's reduced parking standard due to its proximity to Gilmore SkyTrain station. All parking would be underground with vehicle access from Gilmore.
The north-south lane to the east of the site would be closed with the city selling it to the developer for inclusion in the finished site.
Burnaby council authorized staff to work with the developer on a suitable plan for development for presentation to a public hearing. A more detailed report will be submitted at a later date.
